Methodology

Base cost assumes a 2,000 sq ft single-family home with average roof pitch (medium), single-layer tear-off, and standard accessibility. National averages are derived from 2024–2026 contractor surveys and material price feeds.

State multipliers combine three signals: a labor cost index (BLS roofer wage data, normalized to U.S. average = 1.0), material delivery cost (state freight + supplier density), and an Ahrefs market-demand classification (low/moderate/high/very-high) that captures how often homeowners search for roofing services in each market.

ZIP-level data applies a neighborhood adjustment on top of the state multiplier based on housing stock characteristics (median home age, lot density, predominant roof type, slope/complexity).

What this is not: a substitute for an address-specific quote. Roof size, pitch, complexity (valleys, dormers, skylights), decking condition, and material choice can move pricing ±30% from the state-level figures above. Use our satellite-measured instant estimator for an address-level number.
